Georgia
In Georgia, suppose you leave or end your lease early without your landlord's permission or another legal right to leave. The landlord does not have to find a new tenant. Unless the lease says otherwise, the landlord can leave the unit empty and hold you responsible for rent through the end of the lease. That changes if the landlord accepts your leaving. Taking your keys or entering the property does not count as accepting.

New York
If you move out before your lease ends because you cannot pay, your landlord cannot just bill you for every month left on the lease. Your landlord must make reasonable efforts to rent the home again at the same rent or the market rent, whichever is lower. Once a new tenant's lease starts, your lease ends and you stop owing rent. If your landlord sues you for the rent, the landlord must prove these efforts were made.
