A month-to-month tenancy (a rental where you pay rent month by month) can be ended by your landlord with written notice. The notice must be given at least 30 days before the rent due date named in the notice.

To end a month-to-month rental for a no-fault reason, your landlord must give you written notice. The notice must give you at least 60 days if you have lived there 1 year or more. It must give you at least 30 days if you have lived there less than 1 year. Count every calendar day, starting the day after you get the notice.

Your landlord can give 30 days' notice instead of 60 only if all of these are true. You rent a single-family home or condo. Your landlord is selling it through escrow (the legal process for selling a home) to a buyer who is a person. That buyer plans to live there for at least 1 year. The notice must come within 120 days after that process started. And the owner has not given you this notice before.

If you rent month-to-month, your landlord may end your rental agreement by notifying you in writing at least 45 days before the end date. When your landlord gives this notice, you may move out at any time in the last 45 days. You must tell your landlord your move-out date and pay prorated rent (rent for only that period) for that time.

Michigan

In most cases, your landlord must give notice before ending your rental agreement if it has no set end date, like a month-to-month lease. That notice must come at least 1 month before you have to move out. If you pay rent more often than every 3 months, the notice can be as short as the time between your payments. This kind of notice ends your rental agreement. It is not a notice that your rent is going up.

Missouri

To end a month-to-month rental in Missouri, your landlord or you must give the other person written notice. The notice must set the end date on a day rent is normally due. That date must be at least 1 month after the other person gets the notice. Say you own your mobile home and rent only the lot it sits on, for less than one year. Then this 1-month rule does not apply. Instead, your landlord can end that rental with a notice that sets an end date at least 60 days after your next rent is due.

If you have no lease, a landlord in the 17 Tennessee counties in the Legal Aid renter booklet needs no reason to evict you. The landlord must tell you in writing to move before going to court. With rent each month, the notice must give you at least 30 days. With rent each week, it must give you 10 days.

Say you rent with monthly or other periodic rent and no set end date. Utah law says you are guilty of an unlawful detainer (staying on after your right to be in the home ends) in one case. The case is that you stay after the end of the month or period. Your landlord served a notice to quit (a notice to move out) 15 calendar days or more before that end.
