Las Vegas
Your lease cannot call your security deposit nonrefundable. It can include a nonrefundable cleaning charge, if the amount is reasonable. Your lease also cannot take away or change your rights under Nevada's security deposit law, NRS 118A.242. A court will not enforce a lease clause that tries to do these things.

Nevada
Your lease cannot say your deposit is nonrefundable (meaning you never get it back). It can charge you a separate cleaning fee that you do not get back, if the amount is reasonable. A court will not enforce any part of your lease that tries to take away your rights under Nevada's deposit law.

Texas
Since September 1, 2021, your landlord may offer a monthly fee instead of a deposit. They must also offer you the choice to pay a normal deposit. They must tell you in writing that you can stop paying the fee at any time and switch to a deposit. The fee is usually not refunded, so check the written agreement before you sign.

Washington
If your landlord charges a fee that you cannot get back, your written lease must call it nonrefundable (a fee you do not get back). If your lease does not call it that, the law treats the fee as a refundable deposit (a deposit you get back).

Wyoming
Wyoming law says a rental agreement must state whether any part of a deposit is nonrefundable (cannot be returned). The renter must also get written notice of that when the landlord takes the deposit.
